Baths

  • Custom vanities and solid surface countertops in main and ensuite bathrooms

  • Large custom tiled shower c/w bench and glass door enclosure as per plans

  • White bathroom fixtures, acrylic bathtubs/shower or as per plans

  • Wall mirrors in all bathrooms over vanities

  • Accessories such as towel bars, toilet paper holders included (colour choice from Builder’s samples)

  • Weiser privacy locks for all bathroom doors (colour choice from Builder’s samples)

  • Moen faucets on all vanities, shower faucets are all pressure balanced (colour choice from Builder’s samples)

  • Rough-in for basement bath as per plans

  • Electrical outlets beside vanity in all bathrooms with ground fault breaker feature

Laundry Area

  • Plumbing for automatic washers

  • Heavy-duty electrical outlet for dryer and electrical outlet for washer

  • Exterior vent provided for dryer

  • ​Carrara style doors (or equivalent)

  • 2 3⁄4” MDF step casing and 5 1⁄2” MDF step baseboard

  • Closet with one rod and shelf

  • 200-amp circuit-breaker panel with copper wiring throughout

  • All wiring in accordance with Electrical Safety Authority standards

  • Light fixtures/pot lights provided throughout

  • White Decora light switches and white Decora electrical receptacles

  • Basements and garage keyless light fixtures

  • Rough-in for future central vacuum system for finished areas only

  • Electronic smoke detectors and carbon monoxide detectors as required

Heating and Ventilation

  •  High efficiency forced air natural gas furnace with ductwork

  • Energy efficient heat recovery air exchanger with simplified duct design

  • Electric water heater

  • Central air conditioning

Painting

  • All interior walls to be painted with Beautitone latex paint, in a velvet finish, up to two colours except closed basement stairwells and garages (colour choice from Builder’ssamples)

  • Smooth painted ceilings throughout

  • Interior doors and trim to be painted in a pearl finish (colour choice from Builder’s samples)

Flooring

  • Gaylord Hardwood Flooring or vinyl floor in living areas, hallways, kitchens and bedrooms

  • Porcelain or ceramic tile in laundry room and washrooms or as per plan or as built

  • 2”x10” floor joist subfloors or pre-engineered floor joist system as per plan

  • All subfloors to be glued, nailed and screwed down

  • Flooring upgrade packages available

Bonus Features

  • Cathedral and/or tray ceilings, as per model plans, where applicable

  • Lot completely graded and seeded

  • 9’ ceilings on the main floor or as per plans

  • Soft close hinges on cabinets and cabinet drawers in kitchen and bathroom(s)
